A Panama Island Appraisal Exceeds $97 Million.  Is a Land Sale Planned for Amador?

Naos Island concessionaire says that between December 2025 and March 2026 the possibility of acquiring plots currently leased to the State was discussed.

Significant land and pre-construction project sales are actively planned and underway on the Amador Causeway in Panama City. Both large-scale raw acreage and pre-construction condo developments are available for purchase.

Current Real Estate Market

  • Development Projects: Momentum is building behind pre-construction condo projects. Developments such as Cavarosa have already broken ground, while projects like Passage (anchored for a 2027 completion) are actively selling. These typically feature Airbnb-licensed luxury units starting around $232,000.
  • Raw Land Sales: There are active listings for larger development parcels. For instance, acreage on the Amador Causeway or nearby islands is currently listed with prices ranging between $5,000,000 and $6,500,000, depending on the parcel’s size and zoning approvals.
  • Market Considerations: While there was a large surge of planned developments, some projects have experienced environmental approval delays due to their proximity to the Panama Canal, so buyers are encouraged to verify project timelines.

While some concessions in Amador face administrative processes, litigation, and questions about their continuity and compliance with their contractual obligations, appraisals carried out by the State on these occupied lands leave open the possibility of an eventual sale of plots within the privileged islands of the Panamanian Pacific.  Talks with the only dealer in Naos would have started six months earlier, in December 2025.
